Expert Tips from Tony Robusto, a Professional Realtor serving the Grand Strand.

Hey there, homeowners!

Navigating the Journey:

Selling Your Home in Myrtle Beach Grand Strand

Hello, wonderful friends! If you're reading this, you're considering selling your home in the beautiful Myrtle Beach Grand Strand. First of all, congratulations on taking this big step! As a professional realtor and resident of this vibrant coastal community, I'm excited to share valuable insights and personal tips to make your journey smooth and successful.
Why Selling in Myrtle Beach Grand Strand is Different

The Unique Market

Selling a home in Myrtle Beach Grand Strand isn't quite the same as selling a home elsewhere. Our market is unique because it combines the appeal of a popular tourist destination with the charm of a close-knit community. One summer, I had a client whose oceanfront condo sold in just three days! The demand for property here can be quite high, especially during peak tourist seasons.

Understanding the Market

The Unique Appeal of Myrtle Beach Grand Strand

The Myrtle Beach Grand Strand real estate market is unique. With its stunning beaches, golf courses, and vibrant community, it attracts a wide range of buyers—from retirees and families to young professionals. Understanding the current market conditions is crucial. For instance, last summer, I had a client unsure about listing their beachfront property. After some research, we used my marketing plan, and they got multiple offers above the asking price within a week!

The Emotional Aspect

Let's' not forget the emotional rollercoaster that can come with selling a home. My family and I once sold our beloved home, and while it was a bittersweet experience, it was also gratifying. The key is to stay optimistic and focus on the exciting new opportunities ahead. As a professional realtor who's helped countless clients in this area, I'm' here to share some insider tips and personal experiences to make your home-selling journey smooth and successful.

Timing Your Sale

Timing can significantly impact your sale.

Traditionally, spring and summer are prime times for real estate transactions. Families prefer to move during these months to avoid disrupting the school year. However, the Grand Strand's year-round appeal means you can find buyers even in the off-season. Evaluate your situation and consult a realtor to determine the best time to list your property.

Preparing Your Home For Sale

First Impressions Matter

Curb Appeal:

One of the first things I always tell my clients is the importance of curb appeal. Your home's exterior is the first thing potential buyers will see, so it must make a great impression. A fresh coat of paint, a well-manicured lawn, and cheerful potted plants can go a long way.

A few years ago, I had a client whose front yard was a jungle of overgrown shrubs and weeds. We invested a weekend into landscaping, which made a difference—the house went under contract the following week. It went from just another house on the block to the one everyone wanted to see!

Simple Upgrades with Big Impact:

Small upgrades can have a significant impact. Consider adding new house numbers, updating light fixtures, and planting flowers to make your home more inviting. These minor investments can lead to substantial returns.

Declutter and Depersonalize:

Creating a Neutral Space

Buyers need to envision themselves living in your home, and that's hard to do if your personal items are everywhere. When I sold my own house, I had to pack away my beloved collection of quirky souvenirs and family pictures. It was tough, but it made a huge difference. The house felt more open, and buyers could imagine their belongings in the space. Consider renting a storage unit if you have a lot of stuff. Trust me, it's' worth it.

Deep Cleaning:

A clean home is essential. Deep clean every room, including those often-overlooked areas like baseboards and window sills. A spotless home suggests to buyers that the property has been well-maintained.

Highlight the Best Features:

Showcase Unique Selling Points using the 80/20 Rule

When I sold a home on Brant St, we focused on its unique features:
  • A natural gas fire-pit
  • A pergola
  • A gas grill
  • An enclosed three-season room overlooking the lake
We maximized its sale price by highlighting these entertainment amenities, which appealed to 20% of the buyers. One buyer, who loved to entertain, found these features irresistible. This strategy of emphasizing distinctive traits truly sets homes apart in the market. Focusing on what makes a property special can significantly enhance its appeal and value. As a real estate expert, I know how to showcase the standout qualities of any home to attract the right buyer and achieve top dollar.

Staging for Success:

Staging can significantly enhance your home's appeal. This might involve rearranging furniture, adding fresh flowers, or setting the dining table to create a welcoming atmosphere.

If you want to take things up a notch, consider professional staging. A stager can transform your home into a showplace, highlighting its best features and making it more appealing to a broader audience.

Professional Photography:

The Power of High-Quality Photos In today's digital world, high-quality photos are crucial.
A professional photographer can genuinely enhance your home's online presence.

I once had a client whose listing needed to get more attention due to amateur photos. We hired a professional photographer, and the new stunning images instantly boosted interest. The home sold shortly after! I'm so confident in the power of professional photos that I'll cover the cost when you list with me.

Let's make your home shine and find the perfect buyer together!

Virtual Tours and Videos:

Video: Real estate buyers spend significant time on video marketing. About 73% of homeowners prefer agents using video, and listings with video get 403% more inquiries. Additionally, 58% of buyers look for property videos online, which help them visualize the space and aid decision-making—leverage video for enhanced engagement and sales.

3D Home Tour:

3D home tours are revolutionizing real estate marketing. Listings with virtual tours receive 87% more views and 95% more inquiries, spend up to 31% less time on the market, and generate 403% more leads. Nearly 50% of buyers are willing to make offers based solely on these immersive experiences.

Social Media/Digital Marketing:

Remember to leverage social media platforms like Facebook, Instagram, and LinkedIn. In today's digital age, social media is a crucial tool for the real estate industry. A study found that 83% of buyers begin their home search online or with agents. I think a robust social media presence is essential. Let's explore effective social media marketing for real estate success.

A few years ago, I posted a listing on my personal Facebook page, which was shared over 100 times. One of those shares led to the eventual buyer. Social media is a powerful tool that shouldn't be overlooked.

Be Flexible with Showings:

Accommodating Potential Buyers

The more flexible you are with showings, the more potential buyers will see your home. Yes, it can be inconvenient, but it's' temporary. I once had a very strict seller about showing times, and we noticed it was limiting our pool of interested buyers. Once they became more accommodating, we saw a significant uptick in showings and eventually secured a great offer.

Open Houses

Hosting an open house can attract multiple buyers simultaneously, creating a sense of competition. This can be particularly effective in a hot market. Ensure your home is in top condition, and consider offering refreshments to make visitors feel welcome.

Set the Right Price:

Pricing Strategies.

Proper pricing is crucial for a successful sale. Pricing your home correctly is critical. Too high, and it might sit on the market; too low, and you might leave money on the table you should be taking with you. You can start with a thorough market analysis to understand the current trends in your area. This includes looking at recent sales, active listings, and the overall economic climate.

Tempted to overprice your home expecting to negotiate? It's' often better to price it competitively from the start. Well-priced homes sell faster and closer to the asking price. When my sister sold our home, we priced slightly below market value, creating buzz and multiple offers—ultimately driving up the sale price. Aim to attract more buyers!

When I sold a townhouse in Market Common, we priced it just right and received several competitive offers within days. It's' all about finding that sweet spot.

Adjusting Price as Needed:

Be prepared to adjust the price if needed. If your home isn't getting the interest you expected, a slight price reduction can generate renewed attention and lead to a sale.

Marketing Your Home

Leveraging Multiple Channels

Effective marketing is critical to reaching potential buyers. Utilize multiple channels, including online listings, social media, and traditional print ads. A comprehensive marketing plan ensures maximum exposure.

Strategic Positioning:

Strategic positioning in real estate is like chess—each deliberate move emphasizes a property's unique features to outshine competitors and attract buyers. You maximize the value by analyzing the market and showcasing your home's strengths. Remember, success hinges on differentiating your property in this ever-changing market, akin to the 80/20 rule.

Cross-Promotion:

Cross-promotion harmonizes marketing tools to elevate property appeal in real estate. Like a curated art exhibition, each element—engaging social media campaigns to stunning photography—strategically enhances the overall presentation. This cohesive approach captivates potential buyers, deepening their understanding and excitement for the property's value.

Realtor Networks:
Tap into your realtor's network. Experienced realtors have connections and can often find interested buyers through their professional contacts. Networking can be a powerful tool in selling your home quickly.

Online Listings:

Ensure your home is syndicated on all significant real estate and relocation websites. The more exposure your home gets, the better your chances of attracting the right buyer.

One of my clients initially hesitated about listing their home with the online MLS (Multiple Listing Service.) We convinced them to try it, and they had multiple showings lined up within days. The power of the MLS online marketing cannot be underestimated.

MLS:

We harness the MLS's marketing power with professional photos, targeted keywords, and strategic positioning to fetch top dollar for your property. One mistake can cost you, but our precision ensures premium buyer visibility. Trust us to handle your real estate needs, and watch our marketing system work its magic.

Navigating Offers and Negotiations:

Evaluating Offers

Once the offers start rolling in, it's' essential to evaluate each one carefully. Consider not just the price but also the terms and contingencies.
I had a client who received two offers: one was higher but had multiple contingencies, and the other was lower but cleaner. After some discussion, they chose the latter, and the sale went through without a hitch.

Negotiation Strategies:

Negotiation is an art. Be prepared to counteroffer, and don't be afraid to stand your ground, but also be willing to compromise when necessary.

The buyer's initial offer was lower than we had hoped when we sold our home. However, they were willing to close quickly, which was essential to us. We negotiated a slightly higher price and agreed to their quick closing timeline, making both parties happy.

Closing the Deal:

Final Preparations

As you approach the closing date, you must make a few final preparations. Ensure all agreed-upon repairs are completed and the home is clean and ready for the new owners.
We had a closing delay because a repair wasn't finished in time. Since then, I always stress the importance of tying up any loose ends well before the closing date.

Transferring Utilities:
Just so you know, several days before closing, it is essential to initiate the process of transferring all utilities into your name. Please get in touch with the respective utility companies to complete this task. Here are their contact details: Sellers should call in to cancel accounts so buyers can open an account

Finalizing Figures and Payment:

Your attorney will prepare a HUD Statement three days before closing.

Clear to Close:

The closing date may be subject to per diem charges, usually 1/30th of a monthly calendar. This charge will affect the amount of funds needed to close. As you know, this may cause a delay in getting the final funds necessary to wire your attorney because the paralegal prepares them when funds are available.

Closing Day:

On the day of closing, all necessary paperwork will be signed to complete the transfer of ownership. If you can't come to the closing in person, please make arrangements to schedule a remote closing that caters to your specific needs.

Access to the Property:

Once all funds have been transferred, the buyers you will be given access to the home and provided with the keys for access.

Settlement Check/Wiring Money:

BE AWARE - WIRE FRAUD IS ON THE RISE!
I will never provide any wire transfer instructions!
Before you send a wire, please call the intended recipient at a number you know is valid to confirm the instructions - and be very careful about any request to change wire instructions you already received.

The Closing Process:

The closing process involves signing a lot of paperwork, but don't worry—your realtor and closing attorney will guide you through it. Once everything is signed and the funds are transferred, it's' time to hand over the keys.

I'll never forget the joy of handing the keys to Mike and Brandi for their new home in Loris. Before we met, they faced a year of challenges in buying the family home. After a year of failed attempts, they succeeded with my help. We discussed a solid plan and secured funding, transforming their dream into reality. Seeing Mike, Brandi, and their beautiful children move into their new home was incredibly rewarding. It began a new adventure for this lovely family, who had been striving to find their perfect home for over a year. Here's to many happy memories ahead!
