Too high, and it might sit on the market; too low, and you might leave money on the table you should be taking with you. You can start with a thorough market analysis to understand the current trends in your area. This includes looking at recent sales, active listings, and the overall economic climate.
 
Tempted to overprice your home expecting to negotiate? It's' often better to price it competitively from the start. Well-priced homes sell faster and closer to the asking price. When my sister sold our home, we priced slightly below market value, creating buzz and multiple offers—ultimately driving up the sale price. Aim to attract more buyers!

When I sold a townhouse in Market Common, we priced it just right and received several competitive offers within days. It's' all about finding that sweet spot.

Be prepared to adjust the price if needed. If your home isn't getting the interest you expected, a slight price reduction can generate renewed attention and lead to a sale.

One of my clients initially hesitated about listing their home with the online MLS (Multiple Listing Service.) We convinced them to try it, and they had multiple showings lined up within days. The power of the MLS online marketing cannot be underestimated.

Once the offers start rolling in, it's' essential to evaluate each one carefully. Consider not just the price but also the terms and contingencies.
I had a client who received two offers: one was higher but had multiple contingencies, and the other was lower but cleaner. After some discussion, they chose the latter, and the sale went through without a hitch.



 

Negotiation Strategies:

Negotiation is an art. Be prepared to counteroffer, and don't be afraid to stand your ground, but also be willing to compromise when necessary. 

The buyer's initial offer was lower than we had hoped when we sold our home. However, they were willing to close quickly, which was essential to us. We negotiated a slightly higher price and agreed to their quick closing timeline, making both parties happy.



Closing the Deal:

Final Preparations

As you approach the closing date, you must make a few final preparations. Ensure all agreed-upon repairs are completed and the home is clean and ready for the new owners.
We had a closing delay because a repair wasn't finished in time. Since then, I always stress the importance of tying up any loose ends well before the closing date.



Transferring Utilities:
Just so you know, several days before closing, it is essential to initiate the process of transferring all utilities into your name. Please get in touch with the respective utility companies to complete this task. Here are their contact details: Sellers should call in to cancel accounts so buyers can open an account


Finalizing Figures and Payment:

Your attorney will prepare a HUD Statement three days before closing.  


 
Clear to Close:


The closing date may be subject to per diem charges, usually 1/30th of a monthly calendar. This charge will affect the amount of funds needed to close. As you know, this may cause a delay in getting the final funds necessary to wire your attorney because the paralegal prepares them when funds are available. 
 


Closing Day:


On the day of closing, all necessary paperwork will be signed to complete the transfer of ownership. If you can't come to the closing in person, please make arrangements to schedule a remote closing that caters to your specific needs.


 
Access to the Property:


Once all funds have been transferred, the buyers you will be given access to the home and provided with the keys for access.  

 
Settlement Check/Wiring Money:

I will never provide any wire transfer instructions! 
Before you send a wire, please call the intended recipient at a number you know is valid to confirm the instructions - and be very careful about any request to change wire instructions you already received.


 
The Closing Process:

The closing process involves signing a lot of paperwork, but don't worry—your realtor and closing attorney will guide you through it. Once everything is signed and the funds are transferred, it's' time to hand over the keys.
