Navigating Your Home Purchase in Myrtle Beach Grand Strand with an Attorney
Hey there, future Myrtle Beach homeowners! I’m Tony Robusto, your friendly neighborhood realtor with Realty One Group Dockside, here to shed some light on a key player in your home-buying journey: the attorney. If you’re eyeing a spot along the Grand Strand, you’re in for a treat—ocean views, golf courses, and that laid-back coastal vibe. But before you sign on the dotted line, let’s talk about what an attorney does when representing you, the buyer, and why having the right one matters.
Buying a home can feel like a big adventure, and I’ve seen it all—from first-time buyers grinning ear-to-ear to seasoned investors crunching numbers like champs. One thing I’ve learned. A good attorney can make the process smoother than a dolphin gliding through the Atlantic. Let’s break it down!
What Does an Attorney Do for Home Buyers?
When you’re buying a home in Myrtle Beach or anywhere along the Grand Strand, an attorney isn’t just there to nod and smile—they’re your legal MVP. Here’s what they bring to the table:
Reviewing the Contract Like a Hawk
The purchase agreement is the backbone of your deal, and it’s packed with terms that can sound like a foreign language—escrow, contingencies, closing costs, oh my! Your attorney digs into every detail to make sure you’re protected. I once had a buyer whose contract had a sneaky clause about a shared driveway—they didn’t notice, but their attorney did. Crisis averted, and they’re now happily grilling in their backyard!
Title Search and Insurance
Ever heard of a “cloud on the title”? It’s not as fluffy as it sounds—it could mean liens, disputes, or ownership issues that stop your purchase cold. Your attorney runs a title search to ensure the seller can legally hand over the keys and helps you get title insurance to cover your investment. Peace of mind? Priceless.
Handling the Closing
Closing day is exciting, but it’s also a whirlwind of paperwork. Your attorney coordinates with the seller’s side, the lender, and me (your trusty realtor) to make sure everything’s signed, sealed, and delivered. They’ll explain what you’re signing so you’re not just nodding along like I did when I bought my first car—spoiler: I overpaid for the extended warranty!
Pro Tip—Hire the Right Real Estate Attorney
Here’s my pro tip as a realtor with the Coastal Carolina Association of Realtors (CCAR): not all attorneys are real estate attorneys, and that distinction matters. You wouldn’t hire a chef to fix your car, right? Same logic applies here. A real estate attorney knows the ins and outs of property law, local regulations, and the quirks of buying in South Carolina.
Lean on Your Realtor for Recommendations
Not sure where to find a great real estate attorney? Lean on me! As your agent, I work with top-notch attorneys all the time and can point you to someone who’s a perfect fit for your deal. I’ve been in the game long enough to know who’s got the expertise—and who’s just winging it. One time, a buyer I worked with hired a family friend who usually handled wills. Sweet guy, but he missed a deadline that almost derailed the sale. Lesson learned: stick with the pros.
Why It’s Worth It
A real estate attorney might cost a few hundred bucks, but they can save you thousands—or even the whole deal. They’re your safety net, catching issues before they turn into headaches. Plus, with my MLS listings updated every five minutes, you’ll find your dream home fast, and your attorney will help you seal the deal right.
Ready to Buy in Myrtle Beach? Let’s Team Up!

Title Insurance: Why You Need It & How It Protects Your Investment
What Is Title Insurance & Why Does It Matter?
When you buy a home, you expect to receive a clear and undisputed title. But what if there’s an issue with the property’s ownership history? That’s where title insurance comes in—it protects you from unexpected claims, legal disputes, or fraud related to the property’s ownership.
🔹 Title insurance ensures that your ownership is legally sound and protects against unforeseen claims.
Title issues can arise from:
✔️ Clerical Errors – Mistakes in public records
✔️ Unknown Heirs – A long-lost relative claiming rights to the property
✔️ Unpaid Liens – Outstanding debts from previous owners
✔️ Fraud & Forgery – False deeds or identity theft
Without title insurance, you could be responsible for resolving these issues—costing you time, money, and even your home.
Lender’s Title Insurance vs. Owner’s Title Insurance
Many homebuyers are surprised to learn there are two types of title insurance:
🔹 Lender’s Title Insurance (Required)
• Protects the lender’s financial interest in the home.
• Covers them against claims that could invalidate their mortgage lien.
• Does NOT protect you, the homeowner.
🔹 Owner’s Title Insurance (Optional but Highly Recommended)
• Protects your financial interest in the home.
• Covers legal fees and financial losses if ownership is challenged.
• Provides lifetime coverage as long as you own the home.
⚠️ Warning: Your lender’s policy protects them, NOT you! If a title dispute arises and you don’t have an owner’s policy, you could be on the hook for legal fees and potential financial loss.
How Title Insurance Protects Against Claims
Even after a thorough title search, hidden issues can emerge. Here’s how title insurance protects you:
✅ Fraud Protection – Covers cases where someone fraudulently sells your home using forged documents.
✅ Unknown Heirs – Prevents long-lost relatives of previous owners from claiming rights to your property.
✅ Unpaid Liens – Shields you from old debts that were attached to the property before your purchase.
✅ Errors in Public Records – Fixes problems caused by mistakes in old property records.
Real-Life Example: I once had a client who bought a home, only to discover months later that a prior owner’s heir had surfaced, claiming rights to the property. Fortunately, they had owner’s title insurance, and the issue was resolved without them paying a dime. Had they skipped the policy, they could have faced a costly legal battle or even lost the home.
Why You Should Get Owner’s Title Insurance
✔️ One-Time Cost, Lifetime Protection – Unlike other types of insurance, you pay for title insurance once at closing, and it protects you for as long as you own the home.
✔️ Covers Legal Fees & Losses – If a claim arises, your title insurance company will handle it, covering legal costs and potential financial losses.
✔️ Peace of Mind – Sleep easy knowing your biggest investment is protected from unexpected claims.
Final Thoughts
When buying a home, lender’s title insurance is required, but an owner’s policy is your safeguard against financial loss, fraud, and legal battles. Don’t take the risk—protect your investment from the start.

Mortgage Underwriting 101: What to Expect & What NOT to Do When Buying a Home

Buying a home is an exciting journey, but it’s important to understand the mortgage underwriting process to avoid delays or even disqualification. I’ve seen buyers make costly mistakes—like buying furniture or a new car before closing—only to find out they no longer qualify for their loan. Let’s make sure that doesn’t happen to you!
✅ What is Mortgage Underwriting?
Mortgage underwriting is the review process lenders use to determine if you qualify for a home loan. The underwriter carefully examines your finances to ensure you can afford the mortgage and meet all lender requirements.
🔍 Step-by-Step Breakdown of Underwriting:
📌 Step 1: Reviewing Your Financial Profile
The underwriter analyzes these key financial factors:
✔ Income & Employment – Verifies pay stubs, tax returns, and employment stability.
✔ Credit Score & History – Checks for late payments, outstanding debt, and creditworthiness.
✔ Debt-to-Income Ratio (DTI) – Ensures you can handle mortgage payments alongside existing debts.
✔ Assets & Bank Statements – Confirms funds for your down payment, closing costs, and reserves.
📌 Step 2: Loan Application Verification
The underwriter double-checks all details you provided. If something seems off—like a large bank deposit or an employment gap—they may request additional documentation.
💡 Pro Tip: Be responsive! Delays in providing requested documents can slow down your approval.
📌 Step 3: Home Appraisal & Title Review
✔ A home appraisal is required to ensure the property is worth what you’re paying.
✔ The title search confirms that the seller legally owns the home and there are no outstanding liens.
🚨 Issue Example: If the appraisal comes in lower than the agreed purchase price, you may need to renegotiate with the seller or bring extra cash to closing.
📌 Step 4: Checking Loan Program Requirements
Each loan type (FHA, VA, Conventional, etc.) has specific rules. The underwriter ensures your loan meets those guidelines.
✔ FHA Loans: Require mortgage insurance & home must meet safety standards.
✔ VA Loans: Need a Certificate of Eligibility (COE) & may limit closing costs.
📌 Step 5: The Final Decision
After reviewing everything, the underwriter will issue one of three decisions:
✅ Approved: You’re all set—time to close!
⚠️ Conditional Approval: More documents are needed before final approval.
❌ Denied: If denied, your lender will explain why and how to fix it.
🚫 What NOT to Do During the Mortgage Process
Lenders conduct a final credit check the day before closing to ensure you still qualify for the loan. One wrong move can jeopardize your approval.
🚨 DO NOT:
❌ Buy a car or lease a vehicle – It adds debt & changes your DTI ratio.
❌ Open a new credit card or take out a loan – Even small credit checks can lower your score.
❌ Make major purchases (furniture, appliances, etc.) – I’ve seen buyers do this before closing and end up losing their loan! Wait until after closing to make big purchases.
❌ Change jobs or reduce your income – Lenders need proof of stable employment.
❌ Miss or make late payments – This can drop your credit score instantly.
❌ Deposit large amounts of money without explanation – Lenders flag unverified income sources.
❌ Co-sign for someone else’s loan – Even if you’re not making payments, it still affects your debt-to-income ratio.
🏡 How to Make Underwriting Go Smoothly
✔ Respond quickly to your lender’s requests.
✔ Avoid making financial changes before closing.
✔ Communicate with your lender & Realtor throughout the process.
📢 Final Thoughts

Your Next Steps After an Accepted Offer: A Homebuyer’s Guide
Congratulations! Your offer has been accepted, and you’re one step closer to owning your new home in Myrtle Beach Grand Strand. But what happens next? Many buyers think the hard part is over once the seller agrees to their offer, but the journey is just beginning. Don’t worry—I’m here to guide you through each step to ensure a smooth and stress-free closing.
If you ever have questions, call or text me at 843-999-6565 or email me at trobusto@gmail.com.
Step 1: Deposit Your Escrow Money
The first financial step after your offer is accepted is submitting your escrow deposit. This money shows the seller you’re serious about purchasing the home. It must be deposited by the contract date to avoid any breach of contract. Your attorney will provide secure wiring instructions—always verify these before sending any money.
Step 2: Schedule Your Home Inspection
You’ll want to schedule your home inspection as soon as possible, usually within the due diligence period (typically 10 days). A professional home inspector will assess the property for any hidden issues. If the inspection reveals concerns, we’ll discuss your options, which could include negotiating repairs or requesting credits from the seller.
🔍 Need a trusted inspector? I highly recommend Shane Boyd, a local inspector with 20 years of experience. Reach him at 843-458-1629.
Step 3: Work Closely with Your Lender
Need a trusted lender? I highly recommend Maureen Ryan 609-970-6149
During this time, your lender will finalize your mortgage details. They may request additional documents, so respond quickly to keep the process moving. Also, avoid making major financial changes (like opening new credit cards or large purchases) until after closing—this could impact your loan approval.
Step 4: The Home Appraisal
If you’re financing the home, your lender will order an appraisal to ensure the property is worth the agreed-upon price. If the appraisal comes in lower than expected, we may need to renegotiate or explore alternative solutions.
Step 5: Title Search & Attorney Review
Your attorney will conduct a title search to ensure there are no legal issues with the property. They’ll also prepare the necessary paperwork for closing. If any title concerns arise, your attorney will contact you to discuss possible solutions.
Step 6: Secure Homeowners’ Insurance
Lenders require buyers to have homeowners’ insurance before closing. Even if you’re paying cash, protecting your investment is essential.
🏠 Looking for a trusted insurance provider? Contact Brandon Skipper at 843-916-4449 for a quote.
Step 7: Transfer Utilities
Before closing, set up your new utility accounts so there’s no interruption in service when you move in. Here are some key contacts:
• Electric: Santee Cooper – 843-347-3399 | Horry Electric – 843-369-2211
• Water & Sewer: Grand Strand Water & Sewer – 843-443-8200 | Myrtle Beach Water & Sewer – 843-918-1212
• Internet & Cable: HTC Cable – 843-369-7399 | Spectrum – 844-246-6180
Step 8: Final Loan Approval & Closing Figures
Your lender will issue the final loan approval, known as “clear to close.” Three days before closing, you’ll receive a Closing Disclosure outlining your final loan terms and closing costs. If you’re paying cash, your attorney will send you the final HUD Statement.
💰 Important: Always verify wire instructions directly with your attorney before sending any funds.
Step 9: The Final Walkthrough
24-48 hours before closing, we’ll do a final walkthrough of the home to ensure everything is in the agreed-upon condition. This is your chance to check that any negotiated repairs were completed and that no damage has occurred since your last visit.
Step 10: Closing Day – You’re Almost There!
On closing day, you’ll meet at the attorney’s office (or complete a remote closing, if needed) to sign the final documents. Once all funds are transferred and paperwork is complete, the home officially becomes yours!
🎉 When do you get the keys? After the closing is recorded and all funds are verified, you’ll receive the keys and can move in. I recommend scheduling movers and deliveries for the next day, just in case of any last-minute delays.
Final Step: Enjoy Your New Home!

Selling Your Home in Myrtle Beach Grand Strand: A Step-by-Step Guide
Selling your home is a big decision. Whether you’re upgrading, downsizing, or moving to a new location, the process should be seamless and rewarding. I’m Tony Robusto, a professional Realtor in Myrtle Beach Grand Strand, and I’m here to guide you through the entire home-selling process—step by step.
With years of experience helping sellers get top dollar for their homes, I know what it takes to sell quickly and successfully. Let’s dive into the process!
Have questions? Call or text me at 843-999-6565 or email trobusto@gmail.com.
Step 1: Determine Your Home’s Value
Your home’s value isn’t just what you think it’s worth—it’s what buyers are willing to pay in today’s market. Myrtle Beach real estate values fluctuate, so pricing your home correctly is key to attracting serious buyers.
I provide a free market analysis to give you an accurate and competitive listing price, helping you sell faster and at the highest possible price.
Step 2: Prepare a Winning Marketing Strategy
Not all homes are sold the same way. I develop a personalized marketing plan that includes:
✔️ Professional photography – First impressions matter! High-quality photos showcase your home in the best light.
✔️ MLS listings – Your home will be listed on the Multiple Listing Service (MLS) for maximum exposure.
✔️ Targeted advertising – I use social media, online platforms, and email marketing to reach qualified buyers.
✔️ Local & national syndication – Your listing will appear on Zillow, Realtor.com, Redfin, and more!
With the right marketing, we attract the right buyers fast.
Step 3: Stage Your Home for Maximum Appeal
A well-presented home sells faster and for more money. I help you stage your home so it stands out from the competition.
🔹 Declutter & depersonalize – Create a clean, neutral space where buyers can envision themselves.
🔹 Enhance curb appeal – A fresh coat of paint, trimmed landscaping, and a welcoming entrance make a huge difference.
🔹 Use strategic lighting – Bright, well-lit homes feel more inviting and spacious.
Step 4: Gather Important Documents
Paperwork delays can slow a sale. I help you prepare all necessary documents in advance, including:
✅ HOA documents
✅ Home disclosures
✅ Property tax & insurance records
✅ Repair & maintenance history
This ensures we’re ready to move forward quickly once offers start coming in.
Step 5: List Your Home & Start Showings
Once your home is ready, I:
✔️ List it on MLS & major real estate sites
✔️ Schedule private showings for interested buyers
✔️ Host open houses to attract more attention
I also provide security tips to keep your home safe during showings.
Step 6: Negotiating the Best Offer
Not all offers are created equal. I carefully review and negotiate offers to get you:
✔️ The highest price possible
✔️ Favorable contract terms
✔️ A smooth closing process
I’ll make sure your best interests are protected.
Step 7: Verify Buyer Financing
Before accepting an offer, I confirm that buyers have a strong pre-approval letter from a reputable lender. This reduces the risk of last-minute financing issues.
Step 8: Offer Accepted! What’s Next?
With a signed purchase agreement, we move into the due diligence phase, where the buyer:
🔹 Schedules inspections (general, termite, HVAC, roof, etc.)
🔹 Requests repairs, if needed
🔹 Finalizes loan approval
I handle negotiations to protect your interests during this process.
Step 9: Closing Process & Legal Work
The purchase agreement goes to the closing attorney, who:
✅ Reviews the title to ensure it’s free of issues
✅ Prepares legal documents for the transfer
✅ Manages escrow & closing funds
I’ll coordinate everything to keep the sale on track and stress-free.
Step 10: The Bank Appraisal & Mortgage Commitment
If the buyer is financing the home, their lender will order an appraisal to confirm its value. If the appraisal is lower than expected, I’ll negotiate a solution to keep the deal moving.
Once the lender approves everything, they issue a mortgage commitment, officially securing the buyer’s financing.
Step 11: Final Walkthrough & Utility Transfers
As closing approaches, the attorney performs a final title search to ensure everything is clear. You’ll also need to coordinate utility transfers with the buyer.
🔹 24-48 hours before closing, the buyer does a final walkthrough to confirm the home’s condition.
Step 12: Closing Day – Time to Celebrate!
The big day is here! We meet at the closing attorney’s office, where you:
✔️ Sign the final documents
✔️ Hand over the keys
✔️ Receive your final proceeds
🎉 Congratulations – your home is officially SOLD! 🎉

Should You Sell Your Home As-Is?
Weighing the Pros and Cons of Skipping Repairs or Updates
Selling your home in the Myrtle Beach Grand Strand can be exciting, but it also comes with important decisions—one of the biggest being whether to sell as-is or make repairs before listing.
As a Realtor with over 48 years of experience, I’ve helped many homeowners navigate this choice. Some sellers need to sell quickly and don’t want to deal with renovations. Others want to maximize their home’s value and attract more buyers. Which option is best for you? Let’s break it down.
What Does Selling a Home As-Is Mean?
Selling a home as-is means you’re not making any repairs or updates before selling. Buyers understand that what they see is what they get. However, you still need to disclose any known issues, as required by South Carolina law.
I’ve worked with many sellers in this situation, and the reasons vary—from financial constraints to time-sensitive relocations. Recently, I helped a couple in Myrtle Beach who needed to sell fast due to a job transfer. Instead of spending weeks fixing cosmetic issues, we priced the home competitively and secured a cash offer in just days.
Pros of Selling Your Home As-Is
✅ Sell Faster – No waiting on contractors or lengthy renovation projects.
✅ Avoid Upfront Costs – No need to spend thousands on repairs.
✅ Less Stress – Skip the hassle of coordinating renovations.
✅ Ideal for Investors or Cash Buyers – Many buyers seek as-is properties for investment opportunities.
Example: I had a seller in North Myrtle Beach who inherited a home that needed serious work. Instead of investing time and money into renovations, they chose to sell as-is. We marketed it strategically, attracted cash buyers, and closed the deal quickly without hassle.
Cons of Selling Your Home As-Is
❌ Lower Sale Price – Buyers often expect a discount when purchasing a home that needs work.
❌ Limited Buyer Pool – Some buyers prefer move-in-ready homes.
❌ More Negotiation – Buyers may request concessions after inspections.
❌ Financing Challenges – Some lenders require repairs before approving loans.
Example: A seller in Conway once listed their home as-is but wasn’t prepared for the low-ball offers from investors. After some discussion, they decided to make small, cost-effective updates (like fresh paint and minor repairs), which helped them sell for a much higher price.
How to Decide: Sell As-Is or Make Repairs?
Here are some key questions to ask yourself:
• Do you need to sell quickly? Selling as-is may be best.
• Can you afford minor repairs? A few updates can boost your sale price.
• Is your home in good condition overall? If it’s structurally sound, selling as-is may not affect value much.
• Are you willing to negotiate? Buyers will often request price reductions or repairs.
Not sure? I can help you weigh your options based on your home’s condition and the current market.

From New York to Myrtle Beach: A Realtor’s Journey of Dedication and Service
How 48 Years in Real Estate Shaped My Career and Commitment to My Clients
Real estate isn’t just my career—it’s my calling. It all started in my hometown of Rochester, New York, when I was just 17 years old. I had a vision, a passion for helping people, and the determination to build a career that would allow me to serve my community. Today, after 48 years in the industry, my journey has taken me from New York to Myrtle Beach, and I wouldn’t change a thing.
If you’re considering buying or selling in the Myrtle Beach Grand Strand, I’d love to put my decades of experience to work for you. Call or text me at 843-999-6565 or email trobusto@gmail.com.
The Early Years: A Young Realtor with a Big Dream
I got my start in real estate in 1976, but my love for this industry began even earlier. My mother was a Realtor, and I watched her effortlessly connect with people, helping families achieve their dreams of homeownership. She made it look easy, but I quickly learned that success in real estate requires dedication, market knowledge, and an unwavering commitment to clients.
At 17, I attended Rochester Business Institute (RBI) while working nights in real estate. By the time I turned 18, I had already scheduled my state and federal real estate exams—and I passed. Receiving my license at such a young age was a defining moment for me. It wasn’t just about selling houses; it was about serving the community and guiding people through one of the biggest financial decisions of their lives.
In 1984, after years of experience and success, I became a licensed real estate broker. This wasn’t just another title—it was proof of my dedication and expertise in the field.
A Lifelong Commitment to Excellence
Real estate is an industry that is always evolving. Over the years, I have continually adapted to the latest trends, laws, and technologies. I attended night school to obtain my Appraisal License, which allowed me to work directly with banks, appraising homes for mortgages.
I also served on the Wayne County Board of Realtors in the mid-1990s and was honored to be named Realtor of the Year in 1997. But these achievements weren’t just about me—they were about my commitment to my clients and my fellow Realtors. I believe in staying ahead of the curve, which is why I have always invested in my education, attending real estate seminars across the country to ensure I provide my clients with the best service possible.
My dedication led me to earn the title of Realtor Emeritus in 2018, a designation recognizing over 40 years of service in the industry.
A New Chapter: Myrtle Beach Becomes Home
For decades, I visited Myrtle Beach for golf and vacations. Something about the 61 miles of shoreline, award-winning golf courses, vibrant culture, and unbeatable lifestyle kept drawing me back. In 2017, I finally decided it was time to invest in this beautiful area, and by April 2019, I took my South Carolina real estate exam and received my license.
But finding the right brokerage was important to me. After working with four different firms throughout my career, I knew exactly what I was looking for. That’s when I joined Realty One Group Dockside—a brokerage that provides the marketing tools, support, and leadership that truly empower agents and benefit clients.
In July 2019, I moved into my new home—a home that I had unknowingly designed back in the 1980s. It was incredible to see that the vision I had for my dream home decades ago had come to life. Today, in 2025, I am finally building the Carolina Room I’ve always wanted—proof that patience and persistence pay off.
What 48 Years Has Taught Me About Real Estate
Even after nearly five decades in this industry, I know that success comes from continual growth. That’s why I’ve always worked with a real estate coach to stay on track and deliver five-star service to my clients.
In 2019, I became a Power Agent, a designation held by only 1% of all agents in North America. Think of it like this—just as CPAs are the highest level of accountants, a Power Agent represents the top tier of real estate professionals. This means my clients get the best negotiation skills, market strategies, and cutting-edge tools available in today’s market.
Thinking About Selling? Let’s Talk!
Selling your home is more than just a transaction—it’s a major life decision. With nearly 50 years of experience, I know how to price your home right, market it effectively, and negotiate the best deal for you.
Whether you’re selling your primary residence or an investment property in Myrtle Beach, I would be honored to put my experience to work for you.

Understanding Real Estate Photography: Why It Matters for Selling Your Home
When selling a home in Myrtle Beach and the Grand Strand, first impressions can make or break a deal. And in today’s digital world, that first impression happens online. Most buyers start their home search on the internet, scrolling through listing photos before deciding which homes to visit.
As a local Realtor, I can’t stress enough how professional real estate photography can help your home sell faster and for more money. Let’s dive into why high-quality photos matter and how they can give you a serious edge in the market.
First Impressions Happen Online
Think about it—when was the last time you booked a hotel or a vacation rental without checking the photos first? Probably never! Home buyers do the same thing.
Why Quality Photos Matter:
✅ Listings with professional photos sell faster
✅ High-quality images attract more views on MLS and real estate websites
✅ Good lighting and angles make a home look bigger, brighter, and more inviting
Personal Story: I once had a seller in Surfside Beach who initially listed their home with blurry, dimly lit cell phone photos. After hiring a professional photographer, we re-listed the home—and it sold within a week at full asking price!
The Numbers Don’t Lie – Better Photos = More Money
Statistics show that homes with high-quality listing photos not only sell faster but often for a higher price.
According to Market Studies:
📸 Homes with professional photography sell 32% faster
📸 Listings with high-quality images receive 118% more online views
📸 Homes in the $200,000–$1M range sell for $3,000–$11,000 more when professionally photographed
If you want to maximize your home’s value, investing in top-tier photos is a no-brainer.
What Makes a Great Real Estate Photo?
Not all photos are created equal! The right angles, lighting, and composition can dramatically enhance your home’s appeal.
Key Elements of High-Quality Real Estate Photography:
✔ Bright & Natural Lighting – No dark, shadowy rooms!
✔ Wide-Angle Shots – Makes rooms look bigger and more spacious
✔ Clean & Clutter-Free Spaces – Less is more when it comes to staging
✔ Exterior & Drone Shots – Show off the curb appeal, backyard, and neighborhood
Pro Tip: In Myrtle Beach, aerial drone shots are especially important for showcasing proximity to the beach, golf courses, and Intracoastal Waterway!
DIY vs. Hiring a Professional Photographer
Some sellers wonder if they can just take listing photos with their smartphone. While phone cameras have improved, nothing compares to a pro with the right equipment.
Why Hire a Pro?
📷 They use HDR photography to enhance lighting and detail
📷 They know the best angles to showcase each room’s space
📷 They provide drone photography for aerial views of your property
📷 They can edit and enhance photos to make your home stand out
Personal Experience: A seller in Murrells Inlet once debated whether to hire a professional photographer. After I convinced them to do so, their listing received double the number of online views—and they had a full-price offer within days!
Bonus Tip: Virtual Tours & Video Marketing
With more out-of-town buyers moving to Myrtle Beach, virtual tours and video walk-throughs are becoming essential.
Adding Video to Your Listing Can:
🎥 Give buyers a 360-degree view of the home
🎥 Help out-of-town buyers feel confident making an offer sight unseen
🎥 Make your home stand out on social media and listing sites
I often work with sellers to include video walk-throughs and drone footage, which significantly increases buyer interest—especially for waterfront and golf course homes!
Final Thoughts – The Power of Professional Photography
If you’re serious about selling your home quickly and for top dollar, investing in professional real estate photography is one of the smartest moves you can make.

Top 5 Home Improvements That Add Value Before Selling
When selling your home in the Myrtle Beach Grand Strand, first impressions matter. Buyers are drawn to homes that feel fresh, well-maintained, and move-in ready. But that doesn’t mean you have to spend a fortune to increase your home’s marketability!
As a local Realtor, I’ve seen small, budget-friendly improvements make a big impact on home value and buyer interest. If you’re thinking about selling, here are five cost-effective upgrades that will help your home stand out.
1. Enhance Curb Appeal – A First Impression That Sells
Before buyers even step inside, they’re judging your home from the curb. Simple updates to your landscaping, front door, and exterior can make all the difference.
Easy Ways to Boost Curb Appeal:
✅ Fresh mulch and trimmed hedges
✅ A new front door or freshly painted door in a bold, welcoming color
✅ Power-washing your driveway, walkway, and siding
✅ Updated porch lighting and house numbers
Personal Tip: I had a seller in North Myrtle Beach who was struggling to get showings. After adding a bright blue front door, some fresh flowers, and a pressure wash, the home had three offers in a week!
2. Refresh Walls with Neutral Paint – Instantly Modernize Your Space
A fresh coat of paint is one of the easiest and most affordable ways to add value before selling. Bold colors can be distracting to buyers, so stick with neutral tones like soft gray, beige, or warm white.
Why This Works:
✅ Makes your home feel cleaner, brighter, and more spacious
✅ Helps buyers envision their own style in the space
✅ Covers up scuffs, marks, and outdated colors
Budget Tip: You don’t have to repaint every room. Focus on high-traffic areas like the living room, kitchen, and primary bedroom for the most impact.
3. Upgrade Kitchen & Bathroom Fixtures – Small Changes, Big Impact
Kitchens and bathrooms sell homes, but full remodels can be costly. Instead, targeted upgrades like new cabinet hardware, modern faucets, and updated lighting can make a big difference.
Quick, Budget-Friendly Kitchen & Bath Upgrades:
✅ Swap out outdated brass or chrome fixtures for matte black or brushed nickel
✅ Replace cabinet handles and knobs for a modern look
✅ Install a stylish backsplash in the kitchen
✅ Re-caulk and deep clean bathroom tiles for a fresh, like-new feel
Pro Tip: I once had a seller in Murrells Inlet who spent just $500 upgrading fixtures in their kitchen and bathrooms. The home received multiple offers within days!
4. Improve Lighting – Bright Homes Sell Faster
Good lighting makes a home feel warm, inviting, and more spacious. Dim, outdated lighting can make even a beautiful home feel dreary.
Simple Lighting Improvements:
✅ Replace old ceiling lights with modern, energy-efficient LED fixtures
✅ Add under-cabinet lighting in the kitchen for a high-end touch
✅ Swap out yellow-toned bulbs for bright white daylight bulbs
Bonus Tip: Natural light is just as important! Open blinds and curtains for showings, and if needed, trim back overgrown trees or bushes blocking light from windows.
5. Deep Clean & Declutter – The Most Cost-Effective Improvement
Before listing, a deep clean and decluttering session is essential. A clean, clutter-free home feels bigger, more inviting, and move-in ready for buyers.
Must-Do Cleaning & Staging Steps:
✅ Remove personal items like family photos to help buyers envision themselves in the home
✅ Declutter countertops, shelves, and closets—buyers WILL open closets!
✅ Professionally clean carpets and wipe down all surfaces
✅ Add a few neutral staging touches like fresh flowers or stylish throw pillows
Real-Life Example: A seller in Surfside Beach followed my decluttering and staging advice and transformed their home without spending a dime—resulting in an over-asking-price offer!
Final Thoughts – Small Changes Lead to Big Returns
If you’re selling your home in the Myrtle Beach Grand Strand, making a few smart upgrades can help you attract buyers faster and increase your sale price.
